Property Description

Villa Zandoli is a 220 m² villa comprising 4 bedrooms, including an independent studio, equipped with a private 12×5 m infinity pool and hot tub, located in Les Trois-Îlets, Martinique.

Minimum Stay

The minimum rental period is 5 nights. Exceptions may be granted on a case-by-case basis subject to availability, upon request to the owner.

Maximum Occupancy

The villa accommodates up to 8 guests, independent studio included. Exceeding the authorised number of occupants may result in immediate termination of the stay without refund.

Arrival & Departure

Check-in is available from 3:00 PM. Check-out must take place before 11:00 AM. Any late departure must be reported to and approved by the owner.

Rules & Restrictions

To ensure the comfort of all guests and good neighbourly relations, the following rules apply:

Pets not permitted
Smoking inside the villa is prohibited
Parties and events are not permitted without prior agreement from the owner
Noise disturbances are prohibited after 10:00 PM
Subletting is strictly prohibited
Number of occupants limited to the number declared at booking (maximum 8)
Use of the pool and hot tub is entirely at the occupants' own risk — children must be supervised at all times

Security Deposit

The amount and payment terms of the security deposit are defined upon booking confirmation. The deposit is returned within 7 days of departure, minus any damages identified.

Cancellation Policy

Cancellation terms are provided upon booking confirmation and may vary by period. In the absence of specific terms, the following conditions apply: • Cancellation more than 30 days before arrival: full refund • Cancellation between 15 and 30 days: 50% refund • Cancellation less than 15 days: no refund All cancellations must be notified by email or WhatsApp.

Insurance

Tenants are advised to take out holiday rental insurance covering damage caused to third parties and the rented property. The owner accepts no liability for damage to or loss of personal belongings during the stay.

Disputes

In the event of a dispute, an amicable resolution will be sought in the first instance. Failing agreement, the competent courts will be those within the jurisdiction of the Fort-de-France tribunal, Martinique.
